Permits

If you need any information pertaining to permits, please contact the Township Office Monday - Friday from 8:00 am - 4:30 pm. Phone 717-397-4769.

Manor Township has contracted with Commonwealth Code Inspection to handle all building code inspections. The building code inspector is Josh Nelson and can be reached at 664-2347 (best time is between 6-8am). Click here for this schedule of fee's- other fee's may apply depending on the project.

Manor Township has adopted and complies with the Uniform Construction Code 2009 for building and residential code only. The review this code, click here.

Schedule of Fee's

  • Zoning Permits: A zoning permit must be obtained before beginning any construction within the Township. Permits are needed for but not limited to: additions, sheds, decks, chimneys, pools, garages, roof dormers, patios, etc). The cost for the building permit is determined according to the total value of the construction or improvement. 

 

  • Building Permits: A building permit is required for new construction, additions, decks over 30" in height, pools, garages (attached and/or over 1,000sq ft), etc. This permit is done by  the inspection agency. Applicants must have three sets of drawing along with the zoning permit.

 

  • Demolition Permits: A demolition permit is required for any structure over 500 sq ft. There is an Ag exemption- call the office for details.

 

  • Grading: Permits Grading permits are required by the Township when you are altering the topography and water runoff from the site where you are working. Grading plans and sedimentation/erosion control plans need to be submitted to the Township for review and approval before any earthwork can begin.

 

  • Driveway Permits: Permits are necessary for any new driveway or alterations or improvements to private driveways and entrances within the Township road right-of-way. Any application needs to be made for review and approval before any construction can begin.

 

  • Sewage Permits: An on-lot sewage permit issued by the Township Sewage Enforcement Officer, David Lockard ( 653-1008), or a sewer permit from a public sewer authority (LASA or Manor Township, depending on the location of the site) must be presented with the building permit application.( Applied to new homes)

 

  • Sign Permits: A sign permit is required to erect any business sign; identification (individual, organization, agency, institution, facility), billboard, home occupation sign in the Township. An application needs to be completed for review and approval by the Zoning Officer.

 

  • Street Opening Permits: A permit is necessary from the Township for construction in any township road or right-of-way including piping, poles, cable, etc.

Fire Protection

Smoke detectors are required to be installed in all rental units in each bedroom or any room used for sleeping accommodations.

Soliciting

Persons desiring to engage in door-to-door soliciting or peddling in the Township must first make application to the Township Police Department for a license.

Storing of recreational vehicles and boats

Storing of recreational vehicles and boats: In any residential zone, no boats, campers, recreational vehicles, trailers, nor trucks with two axles....... front.......

Outdoor Stockpiling

No outdoor stockpiling of any material or outdoor storage of trash is permitted in the front yard. In any residential zone, the outdoor stockpiling of materials (Except firewood) for more than one (1) year, is prohibited.

Trash, garbage, refuse, or junk

Except as provided in Sectins 434 and 449 of this ordinance, the outdoor accumulation of trash, garbage, refuse, or junk for a period exceeding fifteen days is prohibited.

Weed Ordinance

The Township weed ordinance requires grass or weeds in excess of six(6) inches in height to be cut or removed on or before June1 and on or before August 1 of each and every year. The Township will prosecute for violations. This ordinance does not apply to grass or grain for purposes of cutting or harvesting.

Political/Election Signs

These signs are not to be displayed until two (2) weeks prior to any election. All signs are to be removed within five (5) days after the election.
